Not every mold concern starts with visible growth. A musty smell, past water damage, or ongoing allergy-type symptoms in the house can be reason enough to check the air itself, not just what's visible on a wall or ceiling. Mold air quality testing measures what's actually in the air and on surfaces so you have real data to work from, whether that means confirming there's nothing to worry about or identifying a problem before it spreads.

How mold air quality testing works

  • Walkthrough — a visual inspection of the property to identify likely problem areas (bathrooms, crawlspaces, basements, areas with past water damage) and decide where sampling makes sense.
  • Sampling — air samples, surface (tape or swab) samples, or both, depending on what the walkthrough turns up.
  • Outdoor baseline — an outdoor air sample is typically taken too, since some mold spores are always present outdoors — indoor results are meaningful in comparison to that baseline, not in isolation.
  • Lab analysis — samples are sent to an independent, accredited lab rather than analyzed in-house, so results aren't coming from the same company that would perform any remediation.
  • Results and next steps — you get a written report explaining what was found. If remediation turns out to be needed, see mold remediation.

Why test instead of just looking

Visible mold is only part of the picture — mold can grow behind walls, under flooring, or in HVAC systems without ever becoming visible. Testing is also useful after water damage has been dried and repaired, to confirm the area is clear, or before buying or selling a property when a straight answer matters more than a guess.

Frequently asked questions

Will testing tell me if mold is making someone sick?

No — we're not medical professionals and testing doesn't diagnose a health condition. It tells you what's present in the air and at what level compared to outdoor air. If you have health concerns related to possible mold exposure, that's a conversation for a physician.

Do you test and remediate the same job?

We can, but many clients prefer an independent lab result before any remediation conversation happens, which is exactly why sample analysis goes to a third-party lab rather than being assessed in-house. Ask us about your specific situation.

How long do results take?

Lab turnaround varies by lab and sample volume. We'll give you a specific timeframe when we schedule your testing.
